Luxury Suburban Resort Project on the Horizon in Sverdlovsk Oblast

A 30-hectare luxury suburban resort named "Arakaй Holiday Park" is under development in an ecologically clean area of Sverdlovsk Oblast, on the border of the natural park "Oleniy Ruchyi" and the Mikhailovskoye Reservoir. The estimated investment for the project is approximately 2 billion rubles, with 740 million set aside for infrastructure development, including shops, sports complexes, and forest pedestrian paths.

The resort features a landscaped beach and private dock on the reservoir, restaurants and cafes, a lounge zone, an open-air cinema and concert stage, children's play areas, a club, rope park, spa complex, coworking space, and retreat center. "Arakaй" caters not only to leisure seekers but also to those organizing business events in the MICE (Meetings, Incentives, Conferences, and Exhibitions) segment, with a congress hall, a restaurant with panoramic views, and ample parking available.

Walking routes lead to the natural park "Oleniy Ruchyi," the Arakaevskaya cave, and viewing platforms. Active leisure enthusiasts can enjoy forest bike trails, hiking trails, and easy water access, with a lounge zone on the embankment, fishing and water sports areas.

The resort will consist of 40 cozy rental houses and 80 plots for individual housing construction. The houses will be built under the sale & leaseback scheme, with buyers owning registered properties that will be managed by a professional company, while also benefiting from insurance and full support from service and engineering departments.

Private investors have an opportunity to become partners in the "Arakaй Holiday Park" project, with minimum investments starting from 1 million rubles. The potential annual return on investment can reach up to 49%, with a five-year ownership yield of 232%.

According to Roman Pavlovich, the lead investor and founder of the investment platform bizmall.ru, tourism in the Urals is on the rise and expected to remain a stable market opportunity. He believes that quality rural rental real estate with developed tourist infrastructure such as "Arakaй" appreciates more rapidly than other investments. This approach offers consistent monthly income and significant profit from medium-term resales.

The region has been likened to "Ural Switzerland" due to its beautiful landscapes, lake, mountain streams, and ancient forests. It's the only place in the region where RZD (Russian Railways) operates a special tourist train during the summer, further highlighting its potential as a promising tourism destination.
