Refreshing Updates on Karlsruhe's Vital Heart

Walk down Karlsruhe's bustling city center and you'll find a variety of retail and gastronomy spots, but it's not quite the vibrant scene the city desires. With a vision to revitalize Kaiserstraße, projects are underway to breathe life into its empty storefronts. However, the outcome falls short of expectations and mobile phone shops, kiosks, and other unproductive formats seem to be taking over.

Balancing the Mix

In response to our query, the city acknowledges a discrepancy, stating that there's too much and too little valuable gastronomy at certain points along Kaiserstraße. Specifically, high concentrations of mobile phone shops and kiosks aren't contributing to the city's development goals.

Recent additions to this trend include the "Edessa Kiosk," now residing at Kaiserstraße 191. To improve the use of central locations and enhance property quality (better layout, better condition, better designs), the city suggests that property owners make more profitable decisions.

The city believes that a better understanding of rent development and the negative implications of substantial vacancies on the entire neighborhood among some property owners could lead to further positive changes.

Backwerk's Temporary Closure

Stroll down Kaiserstraße, and it's not just kiosks that catch the eye. Backwerk branches at Kaiserstraße 118 and Kreuzstraße 9 are currently closed, sparking speculation about the chain maybe leaving Karlsruhe.

However, the company assures us that due to an economic issue with a franchise partner, these BackWerk stores are only temporarily closed. They're working diligently to reopen the locations as soon as possible, with Karlsruhe remaining on their radar.

Apart from Backwerk, former Globetrotter (soon to be Deichmann) and Kaiserstraße 82 sit vacant. Promising signs appeared months ago, announcing the arrival of "Wok on fire / sushi on fire." The city reluctantly chooses not to disclose the holdup due to data protection reasons.

Working closely with responsible authorities, the Thai restaurant chain waits for the final approval before proceeding with their plans.

A New Lease of Life for Kaiserstraße

Contrary to fears of an escalating vacancy rate, the number of empty ground floors between Europaplatz and Marktplatz has decreased from 13 to 10. Additionally, seven more properties are undergoing renovation or new construction.

Among them, former spaces like "lecker lecker" and "Schlemmermeyer" are getting fresh starts. In five cases, follow-up uses have already been secured. Excitingly, a coffee shop called "cinnamood" will open its doors at the corner of Karlstraße from May 31, and the furniture store "Interior Design" will greet customers at Kaiserstraße 133.
